Investment Management Approach – Overview

Investment Objective

To provide an internal rate of return of 14%pa with an opportunistic upside of 19%pa from a combination of rental income and capital growth from strategic real estate investments in the UK.

The Investment

Investors will commit amounts of up to USD25m for drawdown only when suitable investment opportunities are indentified by the Manager. Income distributions will be made to investors on a quarterly basis and are currently estimated at c.10%pa. In addition, capital and profit will be returned to investors as and when property disposals are made.

Fund Structure

A robust Shariah compliant offshore structure will ensure maximum tax efficiency for international investors.

Investment Strategy

The Fund will seek to deploy capital over the latter half of 2009 and early 2010 into a diversified spread of commercial properties that offer downside protection with strong upside potential. The Fund will invest opportunely in all sectors and locations that will benefit from an upturn in market conditions.
